Here we are in mid-April — time for an update.
The 2T and H4D board directors and other zoning folks are busy, just as you are: planting or otherwise enjoying the weather, traveling, dancing … but we are also thinking about the future of Fiddlehead Corner.
We meet at least twice a week and will have an all-day meeting at the end of the month. Most of our time is devoted to identifying and understanding our options for moving forward, in the face of the Board of County Commissioners denial of our zoning request. We hope to be ready to share information with the 2T and H4D communities by the end of May. Our goal is to get as close to the Fiddlehead Corner vision as possible. The Orange County Board of County Commissioners unanimously denied the rezoning requested for H4D that would have allowed us to proceed with our plan to build Fiddlehead Corner as a clustered community on the Morrow Mill property. Several commissioners commented that the master plan was good, even wonderful. But their statements expressed concern that our proposed way of implementing the plan – expanding a rural activity node and siting a community there – sets a precedent that could lead to widespread imitation, which they fear would threaten the character of rural Orange County.
2T members, please join us on Sunday 3/9/2025 to talk more about this. We have options, and while we mourn the failure of this particular application, we will move forward toward our goal of establishing Fiddlehead Corner.

It was good to see so many of you at the 2T Member meeting on February 7. If you missed it and have questions, reach out to any board member.
The main topic, of course, was the BOCC meeting on February 4. We felt our case was well presented and were disappointed that the commissioners did not have time to discuss our application, much less vote on it.
Therefore the hearing will be continued at the BOCC meeting on Thursday March 6. We are optimistic that we will get this project approved. We’ll send more information soon.
The March 2T Member meeting has been moved to Sunday March 9 at 2pm via zoom, after the March BOCC.

We are working with our experts to prepare for the February 4 meeting of the Orange County Board of Commissioners. It is possible that the consideration of our application will be carried over to the March 4 meeting. 2T members can check their email for details, or contact any Board member to learn more.

What happened at the July 10 Orange County Planning Board meeting?
Here’s a short version of the email that 2T and H4D Members were sent on July 11, for friends who are not members but want to stay informed:
The Orange County Planning Board voted to recommend to the Orange County Board of County Commissioners (BOCC) that they deny our three-part application to rezone H4D’s Morrow Mill property. The vote was unanimous.
The recommendation of the Planning Board is not binding on the BOCC, although it carries weight.
Their justification for this action was unconvincing to us and appeared to be heavily influenced by the strong opposition to development by Morrow Mill area residents expressed at the meeting and by emails written to the Planning Board.
The Zoning Application: Members of 2T, the Hands Four Development cooperative and our professional teams prepared the application for rezoning of the property on which Fiddlehead Corner will be build.
